Glasgow Harbour continues to establish itself as one of the city’s most recognisable residential developments, and at Ronald Ross we are currently experiencing a noticeable increase in enquiries from both buyers and tenants looking specifically for property within the development.

Situated on the banks of the River Clyde and within easy reach of the West End, Partick, Finnieston and Glasgow city centre, Glasgow Harbour offers a combination that remains difficult to replicate. Modern apartments, riverside views, secure parking in many buildings and excellent transport connections continue to make the development attractive to a wide range of buyers and tenants.

Recent sales data also demonstrates just how varied the market can be within the development depending on the building, floor, outlook, apartment size and specification.

Recent sold price information shows the average property price across Glasgow Harbour over the last year at approximately £212,400, with flats averaging around £202,175. Overall recorded prices were around 2% higher than the previous year.

Individual 2026 transactions demonstrate the premium that some of the better positioned apartments can command. Recent registered sales include a two bedroom apartment at 312 Meadowside Quay Walk at £250,000, another two bedroom property at 1 Meadowside Quay Square at £302,000, and a further two bedroom apartment at 312 Meadowside Quay Walk at £330,000.

Larger apartments can command significantly stronger figures. A three bedroom apartment at 302 Meadowside Quay Walk registered at £452,500, while another substantial property within the same building registered at £546,000.

Glasgow Harbour Terraces has also produced some strong recent figures. Recorded 2026 transactions include £220,311 at 337 Glasgow Harbour Terraces and £244,000 at 339 Glasgow Harbour Terraces. A two bedroom apartment at 319 Glasgow Harbour Terraces recorded £230,000 in October 2025.

The average recorded price for Glasgow Harbour Terraces over the last year currently sits at approximately £215,279, around 11% higher than the previous year.

Rental Demand is Particularly Interesting

The rental side of Glasgow Harbour is currently equally significant.

At Ronald Ross we are seeing increased interest from prospective tenants looking for good quality modern apartments in this part of Glasgow, particularly two bedroom properties with parking, balconies and river views.

Current asking rents illustrate the range now being seen across the development.

At the end of August 2026, two bedroom properties being advertised include approximately £1,250 pcm at Castlebank Place, £1,400 pcm at Glasgow Harbour Terraces, £1,450 pcm at 303 Glasgow Harbour Terraces and £1,500 pcm for another two bedroom apartment within Glasgow Harbour Terraces.

Higher specification two bedroom apartments have recently been marketed at stronger levels, including £1,625 pcm at Meadowside Quay Walk and listings around £1,650 pcm at Glasgow Harbour Terraces.

That does not mean every two bedroom apartment is automatically worth £1,500 or £1,600 per month.

Glasgow Harbour is a very property specific market. Floor level, river outlook, balcony, parking, furnishings, internal condition and even the position within an individual building can materially affect both rental and sale value.

That is precisely why local knowledge is so important.

Why Buyers Continue to Like Glasgow Harbour

One of Glasgow Harbour’s strengths is the variety of buyers it attracts.

We speak to owner occupiers who want modern West End living without necessarily purchasing a traditional tenement, investors looking for well located rental properties and existing landlords who already understand how consistently good apartments within the development can perform.

There is also a strong lifestyle element.

Residents have access to the Clyde walkway and cycle route while Partick’s rail, subway and bus connections provide straightforward access throughout Glasgow.

The West End, University of Glasgow and Finnieston are all within easy reach.

For investors, the combination of rental demand and relatively accessible purchase prices can also make Glasgow Harbour attractive when compared with some of the more expensive traditional West End locations.

For example, a property purchased for £200,000 and rented at £1,400 per month would produce a gross yield of approximately 8.4% before costs.

At £225,000 with rent of £1,500 pcm, the equivalent gross yield would be around 8.0%.

We Expect Demand to Remain Strong

Having worked with property in and around Glasgow Harbour for many years, I have seen the development move through several different market cycles.

What we are currently noticing is encouraging.

There appears to be renewed appetite from purchasers while good rental stock is attracting considerable tenant interest.

The strongest performing apartments tend to share the same characteristics. Good views, sensible layouts, secure parking, attractive presentation and realistic pricing from the outset.

For owners, this makes obtaining the right advice particularly important.

Two apparently similar apartments within Glasgow Harbour can achieve very different results depending on their exact position and specification.
